Think Your Flashing May Have Broken Down?

A residential roof is there to serve one purpose, which is to act as a barrier against the elements. And, the most difficult element to keep out is water; roof flashing is in place to be the last line of defence against this. This is a sheet metal, normally galvanized steel or aluminum, which is applied over the joints on a roof, to stop water from coming into a house. The biggest cause for leaks is the breakdown of the flashing.

Roof flashing is a simple piece of engineering, which has been used for decades. The general idea uses only the force of gravity. If your residential roofer installs this properly, gravity works with the flashing, to shed water onto the rest of the roof, after which it will be directed to the floor. Roof flashing is traditionally seen on fan vents, chimneys, plumbing vent stacks, and any other items which are projected out of a residential roof.

In order for flashing to work, it has to be extremely durable, low on maintenance, resistant to the weather, plus it must accommodate any movement. The movement has to be accommodated because of the expansion and contraction of the roofing materials. This expansion and contraction generally occur daily. For instance, sunlight creates extreme surface temperatures in the day, which means roofing materials will expand; however, in the evening, the temperature will once again drop, causing the materials to contract. Seasonal changes will also affect the roofing lumber, which means the flashing has to withstand all of these changes, in addition to remaining leakproof.

The stresses which flashing experiences will make it more prone to failure. During the installation process, your residential roofer must take care to preserve the flashing. They will need to cut and shape their own flashing, using sheet metal; however, flashing is also available in pre-formed sheets. Flashing materials that are prone to rust, like steel, must be painted. They have to be washed using paint thinners or soapy water and have a special primer painted one.
